Walmart plans $400 million distribution center in Cibolo
Walmart has filed state records for a massive new distribution center in the San Antonio suburb of Cibolo carrying a $400 million price tag.

Walmart is expanding its logistics footprint near San Antonio with plans for a massive new distribution center in the rapidly growing suburb of Cibolo. According to a filing with the Texas Department of Licensing and Regulation, the project carries an estimated private cost of $400 million and will significantly alter a stretch of local real estate.
Listed under the project name Project Theo, the new development is planned for 3641 South Santa Clara Road in Guadalupe County. The facility will span more than 744,000 square feet of total space, featuring a massive 712,500-square-foot distribution center alongside a connected 31,933-square-foot office building.
Cibolo sits northeast of San Antonio and has experienced notable growth as commercial development pushes across the wider regional corridor. A Walmart representative said that further details regarding the exact number of jobs the facility could bring or specific operational timelines are not available at this stage.
The retail giant already maintains other logistical operations in the surrounding region, including a major distribution center in nearby New Braunfels along Interstate 35. That existing facility is currently slated for an $8 million renovation that covers nearly 97,000 square feet of interior space.
The New Braunfels upgrade project includes equipment modernization and extensive improvements to electrical and fire suppression systems, with that work scheduled to continue through September 2027.
Construction on the newly proposed Cibolo distribution center is officially scheduled to begin on February 1, 2027, with builders aiming for completion by August 1, 2029.
